UPDATE: GemLife’s ambitious retirement village project in New Gisborne has just received the green light from the Macedon Ranges Council, signaling a major expansion in the region’s housing options for those aged 50 and over. The council approved an amendment during their meeting on 22 October, increasing the number of homes from 96 to 116 at the site located at 72 Ferrier Road.
This pivotal decision not only enhances the village’s capacity but also addresses the growing demand for downsizer housing in the area. Councillor Cassy Borthwick expressed enthusiasm for the project, stating, “Today we’ve endorsed an amendment to the original application. I look forward to the developer applying their expertise to deliver a retirement village that adds genuine value to the local community.”
GemLife’s New Gisborne village will be the company’s second venture in the Macedon Ranges, following the successful opening of GemLife Woodend in 2024. The expansive 23-hectare site will ultimately feature a total of 247 homes, with the initial phase of 116 homes now confirmed.
The design includes a significant focus on green space, with approximately 35 percent dedicated to open areas. Plans feature the restoration of an existing ornamental garden and orchard, along with mature trees that are over 100 years old. A century-old homestead, the Westport Homestead, will serve as a centerpiece, transformed into a luxury amenity hub at a cost of $20 million.
The homestead will be renovated to reflect its heritage, housing facilities such as a library, meeting room, and traditional billiards area. Residents will enjoy expansive verandahs with picturesque views of the Macedon Ranges, courtyard gardens, and a lawn bowls green.
New contemporary Country Club buildings will offer an array of amenities, including a lounge, café, dining area, pool, gym, arts and crafts studio, and cinema—all arranged around a central courtyard garden featuring a striking brick fireplace.
GemLife managing director and group chief executive Adrian Puljich emphasized the appeal of New Gisborne’s environment for the over-50s demographic, stating, “We’ve taken design cues from the existing settler homestead and surrounding gardens to create a community that is in keeping with the charm of this beautiful region.” He noted the high demand for downsizer housing, anticipating interest from individuals looking to relocate from larger properties and those seeking a more relaxed lifestyle.
With the approval finalized, the project is set to move forward rapidly, promising to reshape the retirement living landscape in New Gisborne. Residents and prospective buyers alike will be watching closely as construction begins on this transformative community.
