San Francisco’s The Spear to Transform with Major Tenant Upgrades

San Francisco’s office landscape is undergoing a significant transformation as the vacant tower at 88 Spear St. is being revitalized into a modern workspace known as The Spear. The redevelopment, led by Presidio Bay Ventures, is set to feature prominent ground-floor tenants, including coworking space provider CANOPY and the popular French-style bakery Arsicault Bakery.

The Spear, previously a Class B building, is being upgraded to a Class A property that encompasses approximately 184,500 square feet across 13 stories. The renovation comes after Presidio Bay Ventures acquired the property for around $41 million in August 2023. This initiative aligns with the company’s hospitality-centric “office resort” strategy, spearheaded by founder and Managing Principal Cyrus Sanandaji.

Modern Amenities and Strategic Location

Located in the South Financial District, The Spear benefits from its proximity to major corporate headquarters, including Salesforce, Google, and Visa. Additionally, it is conveniently situated near the Ferry Building and Embarcadero transit, making it an attractive destination for businesses and professionals alike.

By next fall, tenants can anticipate a workplace that merges contemporary design with resort-style hospitality. The transformation includes a rooftop area designed as a multi-level space, featuring shared facilities for tenants, a bar and restaurant, and a private event venue with sweeping views of the Bay.

Key Ground-Floor Tenants

The introduction of CANOPY as the anchor tenant will enhance The Spear’s appeal. The coworking space will offer flexible office memberships, reservable boardrooms, and quiet areas for events. Alongside CANOPY, Arsicault Bakery will open its fourth location in San Francisco, providing a selection of French pastries and baked goods. This addition will complement the building’s 32,600 square feet of indoor-outdoor space designated for dining and events.

The Spear will also feature a range of upscale amenities, including a gym, sauna, steam and hot tub facilities, and even a golf simulator. Tenants will have access to hotel-inspired locker rooms and content creation studios, alongside a wellness-focused Performance Lab offering various health and recovery programs.

With a unique blend of hospitality-driven design and high-end amenities, The Spear aims to reshape the office experience in San Francisco. Property management will be overseen by The Main Post, which specializes in providing elevated lifestyle services, while leasing matters will be handled by a dedicated team from CBRE, including Executive Vice President Conor Famulener and Senior Vice President Trent Holsman.

As The Spear prepares to welcome its first tenants, the project is poised to significantly enhance San Francisco’s office environment, aligning with the city’s ongoing evolution in workplace design and tenant experience.
