As the new year approaches, Tamworth’s property market is set to maintain its upward trajectory, with experts forecasting significant growth in the coming years. The region was recently highlighted in the annual realestate.com.au ‘Hot 100’ list, identifying it as one of the top 100 suburbs across Australia expected to experience substantial increases in home values by 2026. This prediction is based on data from PropTrack and economic analysis conducted by a panel of industry experts.

Simon Pressley, a key member of the expert panel, indicated that Tamworth may see “double-digit rates of house price growth” due to a current shortage of properties on the market. He noted that the area is facing its lowest property volume in over 15 years. According to Oliver Smith, a sales executive with LAWD, East Tamworth has already experienced a remarkable 15 percent growth over the past year, making it an attractive option for both investors and homebuyers.

Demand for housing in Tamworth has remained strong, driven by first-time buyers, investors, and retirees relocating to the area. Smith attributes this trend to Tamworth’s robust economy and ongoing investment from both private and public sectors. He remarked, “We have continued to see a strong appetite for Tamworth from first home buyers, investors and retirees all making the move to Tamworth.”

Strong Demand and Competitive Market

Echoing Pressley’s insights, Tania Clare, a partner and residential lifestyle specialist, stated that as supply continues to lag behind demand, high-quality properties in well-located areas will remain competitive. She highlighted that Tamworth’s growing population, expanding infrastructure, and comprehensive facilities contribute to the persistent demand across all market segments.

Clare emphasized that not only out-of-town buyers are driving activity in the upper-end market; local buyers are also making significant investments and upgrading to higher-end homes. This trend reinforces confidence in the region’s long-term real estate prospects.

The Gwydir Shire is also expected to experience growth in its housing market, according to Rebecca Edwards from Hart Rural Agencies. She noted an anticipated increase in residential construction driven by new home developments and heightened interest from buyers moving to the area. “Affordability, lifestyle appeal, and the shire’s strong community foundations are likely to continue attracting out-of-town residents,” Edwards said.

Spotlight on Notable Properties

As 2025 comes to a close, several properties in Tamworth are generating considerable interest. One standout listing is ‘Carinya’, a heritage-listed residence dating back to 1900. This beautifully restored home features Victorian-style charm with original elements like 13-foot decorative ceilings, bay windows, and stained-glass windows.
