The residence, built around 1906, was auctioned alongside four newly subdivided vacant blocks from the operational St John the Baptist Church. The auction began with a reserve price of $440,000, and five bidders competed vigorously before the property ultimately sold for $515,000.

According to real estate agent Michelle Winckle from Hayeswinckle Highton, the presbytery’s unique character and renovation potential were significant draws for prospective buyers. “It was full of character. It needed significant work done, yes, because it was a church’s house, so it needed to be turned into more of a home,” Ms. Winckle stated. “But the potential to renovate and restore a beautiful home was the main thing that the buyers fell in love with.”
The property features a spacious 1237 sq m block and retains original period features such as 3.7-meter ceilings, high skirting boards, and ornate timber mantels. The versatile layout includes several rooms, one with a bay window, as well as a basic kitchen and meals area, all situated off a central hallway.
Ms. Winckle noted that while the house is livable, it requires considerable updates. “The guide price of $400,000 to $440,000 reflected the land value, but it is a beautiful house to upgrade.”

The auction drew particular interest due to Winchelsea’s attractive location. Ms. Winckle remarked on the area’s appeal, stating, “People that can’t afford the coastal areas can come 20 minutes to Winchelsea, which is half an hour to Geelong, Colac, Lorne, Torquay, Anglesea, and Airey Inlet.” She emphasized that Winchelsea offers a central location with access to major towns while providing larger lots for potential buyers.
