The historic Imperial Hotel in Gunnedah has been put on the market as its owner aims to dedicate more time to farming. The pub, known locally as “The People’s Pub,” has been serving patrons since 1878 and is located at the corner of Chandos and Barber streets. The sale is expected to conclude by March 13, 2024.
This sale marks a significant opportunity for potential buyers. The Imperial Hotel is classified as a “vacant possession” venue, meaning that it can be operated or repurposed immediately. According to Ben Kennedy from the real estate agency HTL Property, the hotel boasts a substantial landholding and flexible zoning, suggesting a strong foundation for future operations. “The Impy is a well-known hotel that has more to give,” he stated.
The pub’s location is another compelling factor. Positioned near the town centre, it is within walking distance of major shops and businesses, making it accessible to both locals and visitors. Paddy Dalton, also from HTL Property, highlighted the pub’s profitability and local loyalty, noting, “It’s a pub with a loyal local following and a strong story.”
Interest in the hospitality sector in Gunnedah appears to be on the rise. In October 2023, Central Hospitality Group announced plans for a new $17.4 million, 4.5-star hotel in the region. This new establishment, approved by the Gunnedah Shire Council in December 2025, will feature 70 rooms, a restaurant, and various amenities, marking it as Gunnedah’s first three-story hotel.
The Imperial Hotel is not just a cornerstone of the community; it is a reflection of Gunnedah’s growing hospitality scene. Expressions of interest for the sale will close at 4 PM on March 13, 2024, unless an earlier sale occurs. The agents are optimistic that the pub will continue to thrive in its current form, contributing to the evolving landscape of Gunnedah.
