Lovett Industrial has announced plans for a significant new development in Hermitage, Tennessee, covering 52.64 acres. This project represents the firm’s second industrial initiative in the Nashville area, as it seeks to expand its presence in one of the Southeast’s most dynamic logistics markets.
Details of the New Development
The upcoming Hermitage Logistics Hub will feature a state-of-the-art facility spanning 213,840 square feet. It is designed with a depth of 220 feet and a clear height of 36 feet, incorporating essential features like 55 dock-high doors and two drive-in doors equipped with ramps. Additionally, the site will offer a 185-foot truck court and 186 parking spaces, allowing it to support a variety of logistics and industrial operations. Completion is projected for Q4 2026.
Strategic Location and Market Insights
Situated at Central Pike, the Hermitage Logistics Hub boasts a prime last-mile location that connects Eastern Nashville with the Nashville Airport submarket. Its proximity to Highway 70 and Interstate 40 ensures easy access for logistics operations. The facility aims to meet the demands of a rapidly growing logistics workforce in the greater Nashville metro area, which is home to more than 2 million residents.
Ben Swift, East Region Market Leader at Lovett Industrial, emphasized the company’s confidence in the Nashville market, stating, “With the fundamentals remaining strong and the continued growth of the region…we see Nashville as a market where tenant demand will continue to outpace supply.” This sentiment reflects the broader trend of logistics and manufacturing tenants increasingly gravitating towards Nashville’s well-located and high-quality developments.
Stream Realty Partners will handle the marketing and leasing aspects of this project. The team, led by Griffin Farriss, Bradley Worthington, and Andrew Fletcher, is expected to leverage their market expertise to attract potential tenants.
Founded in 2020, Lovett Industrial is headquartered in Houston, Texas, and specializes in developing and acquiring high-quality industrial properties across major U.S. markets. With a portfolio totaling nearly 20 million square feet and an additional 15.8 million square feet in the pipeline, the firm is positioned to enhance its footprint in Nashville and similar markets.
As Lovett Industrial moves forward with this significant development, it reinforces its commitment to addressing the growing demand for logistics facilities in the Southeast, marking another step in Nashville’s evolution as a key hub for industrial operations.
