Waitavalo Farms: A Prime Agricultural Holding in Narembeen

A significant agricultural property, Waitavalo Farms, is currently on the market in Narembeen, a region renowned for its exceptional broadacre cropping and sheep grazing capabilities. The farm, encompassing 9,938.2 hectares, has been operated by the Hall family for generations, contributing to the local community’s agricultural landscape.

The history of Waitavalo Farms dates back to the mid-1920s when the original Hall family members worked on a nearby farm owned by the Butler family in Bruce Rock. In 1948, Charlie Hall, the son of the original Halls, purchased the home block of 404 hectares along the Narembeen-Mt Walker Road. Initial funding came from a loan by local farmer Bernie Cusack, who became a lifelong friend and neighbor as the family expanded their holdings.

Expanding Agricultural Operations

Over the decades, the Hall family has significantly increased the farm’s size, acquiring several additional properties, including Ricay Downs in 1962, Bakers in 1988, Dobras in 1991, and Martins in 1995, with the northern sections of Waitavalo being added in 2012 and 2013. Today, brothers Peter, Owen, and Bradley Hall manage the farm, focusing on a mixed cropping and sheep operation that produces cereal grains and prime lambs, primarily sold to abattoirs across Western Australia.

Waitavalo Farms consists of 25 lots spread over 24 freehold land titles, with approximately 8,480 hectares designated as arable land. The property is strategically located just seven kilometers from Narembeen, 36 kilometers from Bruce Rock, and 245 kilometers from Perth, offering excellent access via ten roads.

Soil Quality and Water Resources

The land features a variety of soil types, including predominantly medium clay, sandy loams, sandy duplexes, and gravel. Historically, the region was covered with mallee, salmon gum, kwongan, tammar, and gimlet woodlands, and the property exhibits gently undulating topography.

Currently, the Halls crop a mix of wheat, barley, oats, and lupins, while maintaining a sheep flock. According to William Morris, an agent with Nutrien Harcourts WA, the farm employs conservative crop rotations, maintaining approximately 50 percent of the land in crop and the other 50 percent in pasture each year. Fertilization practices include applying Agflow fertilizer at 60 kilograms per hectare and supplementing nitrogen as needed.

Infrastructure on the farm is robust, with well-maintained fencing made of Ringlock and barbed wire on steel posts, supported by substantial gates designed for livestock operations. Water security is assured through multiple scheme meter connections and a total of 64 dams.

Waitavalo Farms also includes several residences, sheds, water tanks, silos, and shearing sheds. As per data from the Bureau of Meteorology, the property receives an average annual rainfall of 335.5 millimeters, with a mean maximum temperature of 33.17 degrees Celsius and a mean minimum temperature of 5.77 degrees Celsius.

The property is available for purchase as a whole or in four distinct parcels—Waitavalo, Martin’s, Dobra’s, and Baker’s—as well as Ricay Downs. Additionally, there is an option to buy the property with an extensive list of farming equipment, machinery, and livestock on a walk-in, walk-out basis.

Waitavalo Farms represents an exceptional opportunity for investors and agricultural operators looking to establish themselves in a region known for its agricultural reliability and productivity.
