A significant milestone for Atlanta’s development landscape has been reached with the groundbreaking of the first residential phase of the Lulah Hills project. Crescent Communities, in collaboration with EDENS and NTT Urban Development, has initiated construction on NOVEL Lulah Hills, marking a pivotal step in transforming the area.
Details of the Project
Located in Decatur, the NOVEL Lulah Hills development will feature a six-story community comprising 303 residential units. This initiative represents the first residential phase within the larger 78-acre Lulah Hills redevelopment, which aims to turn the former North DeKalb Mall into a vibrant mixed-use destination. Construction is set to commence shortly, with the first units expected to be completed by late 2027.
The project will not only provide housing but also include more than 39,000 square feet of retail space on the ground floor. This aspect is designed to enhance the community’s appeal, fostering a lively atmosphere that reflects the local culture.
A Vision for Community and Connectivity
According to Eric Liebendorfer, Managing Director for Georgia at Crescent Communities, there is an exciting momentum surrounding the Lulah Hills project. The Lulah Hills redevelopment aims to transform the area into an open-air mixed-use destination, which will include over 300,000 square feet of retail and restaurant space, a new Publix grocery store, and a total of 1,800 residential units. This comprehensive approach is designed to create a community-centric district that prioritizes experience and accessibility.
In addition to residential and commercial spaces, the development will incorporate green areas that connect to the Clyde Shepherd Nature Preserve and Emory University, promoting a sustainable and healthy lifestyle for residents.
The amenities at NOVEL Lulah Hills have been thoughtfully designed to cater to diverse lifestyles. Offering studios and one-, two-, and three-bedroom apartments, the community will feature spaces such as The Mercantile Club, a flexible area for social gatherings, and The Gathering Place, a communal diner aimed at fostering connections among residents. Other amenities include a fitness studio, a pool area, and outdoor dining spaces, all contributing to a vibrant living experience.
