Urgent: Controversial Housing Development Proposal Sparks Outcry

UPDATE: A proposed housing development on the site of the historic Monuments Hill mine is stirring significant controversy just ahead of the city council meeting on August 18, 2023. The plan, which aims to construct eight two-storey houses on Old Violet Street, has drawn 17 objections from local residents who label it an “eyesore” that threatens the area’s historical identity.

The development seeks to replace a single-storey weatherboard house and its outbuildings with modern homes ranging from 178 square meters to 254 square meters. Each property will feature ground-floor courtyards and upper-level balconies, catering to a mix of two to four-bedroom configurations. The proposed common driveway is expected to increase both traffic and resident density in a neighborhood already concerned about these issues.

Local residents expressed their discontent, stating that the project would disrupt the existing streetscape and create “excessive visual bulk.” Council documents indicate that objectors fear this high-density development could set a troubling precedent for the historically significant area.

“The height, density and scale of the development do not respect the existing rhythm and spacing of the streetscape,”

the council’s papers noted. Residents also voiced concerns about potential privacy issues, increased noise, and limited space for children to play, further heightening the emotional stakes surrounding this proposal.

While a heritage advisor has acknowledged improvements in the latest iteration of the design, their approval remains cautious. They highlighted lingering concerns regarding the project’s “busy-ness” and “visual dominance.” Meanwhile, local authorities including Coliban Water, the EPA, and PowerCor have signaled their support for the development, a point that could sway council members.

As the city council prepares to weigh in on this contentious issue, community members are urged to voice their opinions. The outcome of this meeting could significantly impact residential diversity and density in the area, making it a pivotal moment for both developers and residents.
