Housing Approvals Reach Highest Level in Four Years

Housing building approvals in Australia have soared to their highest level in nearly four years, marking a significant increase of more than 20 per cent compared to the same period last year. According to data from the Australian Bureau of Statistics (ABS), a total of 18,406 dwellings were approved in November 2025, reflecting a 20.2 per cent rise year-on-year. This surge is largely attributed to a robust growth in the approval of apartments and other higher-density housing.

The private sector has also shown positive trends, with approvals for houses increasing by 3.2 per cent compared to the previous year. In a more striking development, approvals for units and other higher-density housing experienced an impressive growth of 55.3 per cent in seasonally adjusted terms. These results indicate that home building is recovering, thanks in part to the ongoing supply investments made by the Albanese Government.

Government Initiatives and Market Reactions

The Albanese Government’s commitment to improving housing supply has been evident through various initiatives, including a substantial $45 billion investment aimed at building more homes, assisting first home buyers, and supporting renters. This response comes in the wake of challenges left by the previous government, which saw building approvals decline sharply and construction costs reach their highest levels in half a century.

State and territory governments are also playing a crucial role by implementing ambitious planning reforms. These reforms are contributing to the current progress in the housing market, demonstrating a coordinated effort to address longstanding issues.

Housing Minister has highlighted the significance of these developments, stating, “Having housing approvals hit a four-year high is a great way to kick off 2026, but we know there’s still more to do.” This sentiment reflects the ongoing challenges in alleviating the pressures that have built up over generations in the housing sector.

Future Outlook and Continuing Challenges

While the latest data indicates positive momentum, the Albanese Government acknowledges that the housing crisis is a complex issue that requires sustained efforts. The Minister noted that although the direction of travel is clear, the effects of housing reforms will not be immediate.

“We’re turning our ambition into action — getting more homes built, more quickly,” the Minister stated, emphasizing the need for continued focus on this critical area. The current figures suggest that the foundations are being laid for further improvements in the housing market, yet the government remains aware of the extensive work still required to address the deep-rooted challenges.

As Australia moves forward, these building approvals signal a pivotal moment, potentially reshaping the landscape of homeownership and rental markets across the country. The commitment to addressing the housing crisis reflects a broader ambition to provide sustainable living solutions for all Australians.
